Selling your home requires a lot more than simply
placing it on the Multiple
Listing Service.
An effective listing agent
needs to be proactive in marketing your home not only to
potential buyers, but perhaps more importantly to other
real estate agents who may already be representing the
perfect buyer. Your listing agent's
responsibilities do not even begin or end here.
Below is a detail of what I will do to sell your home,
from start to finish. Keep in mind this list is
not all-inclusive. New marketing and
negotiation techniques are always being considered and
applied as appropriate. Each seller and each home
is unique. A great listing agent takes that
uniqueness into consideration and alters marketing plans
to adjust to specific circumstances as they arise.
Prior to your home going
on the market:

Preparation of a
complete Comparative Market Analysis. I
won't try to sell you with a high price just to get
your listing, only to demand price reductions later
on. I will provide you with an in-depth
analysis on what price your home should be marketed
at to ensure the most buyer activity. Market
analyses are determined based on my experience,
education, and knowledge and research into current
market conditions. Recently sold homes,
current active listings (your competition) and homes
that have expired unsold and recently gone under
contract are all considered.

Preparation of your
home for the market. An extremely
important, and usually overlooked, aspect of
marketing a home for sale is in the preparation of
the home itself. I will go through your home
with you - room by room, inside and out - to discuss
changes to neutralize your home for buyers tastes
and wants. A clean, uncluttered home allows
buyers to view the home, rather than your furnishings
and personal effects. When marketing your
home, it is important to de-personalize and
neutralize the home so buyers are able to envision
their furnishings, their photos, and their families
living in the home. This is how we make your
home shine and stand out from all the rest.

Preparation of
marketing materials. Your home now looks
its best. Next, the interior and exterior of
your home is photographed. Multiple photos are
taken of each room, and of each exterior view, to
ensure a sufficient number of pictures to choose
from to highlight your home's best features clearly.
Photos can be retaken as needed to adjust for the
current season and to enhance the marketing of your
home. All rooms are measured. Also, all
text descriptions of your home are written at this
time to be used in print and online advertising
venues.

office agent tour.

Schedule and arrange
open houses, if desired.

Continuous reevaluation
of your home's market value based on market
activity.

Continuous reevaluation
of marketing plan, making adjustments as warranted.

Review and consider all
purchase offers received.

Negotiate all offers on
your behalf, with your guidance, with the intent of
selling your home for the price and terms most

to you, the seller, to answer questions and inform
you of all activity.
Once your home is under
contract for sale:

contact with attorneys, buyer's REALTOR®, lender,
appraiser and all parties involved in the sale of
your home.

Monitor all activities
to ensure contract conditions are adhered to.

Discuss with you any
and all buyer requests.

Review all buyer
inspections with you as needed.

Schedule closing with
attorneys, buyer and buyer's agent.

Verify and review
closing paperwork and estimation of funds to seller.

Attend closing with you
and transfer keys to the buyer.
After the sale:

Represent you in the purchase
of your new home, or refer you to a qualified
REALTOR® if relocating
out of the area.
